Holiday party season brings the joy of having many conversations with strangers, and since we all know the only safe subject is real estate, I thought I’d provide you with a holiday small talk survival guide!
For starters, you can easily avoid saying something controversial by joking about Pantone’s curious choice for color of the year: White! You will quickly put strangers at ease by saying something like, “Wow, this party is pretty dull, kind of like Pantone’s 2026 Color of the Year!” Also open concept bathrooms are an easy source of agreement because no one likes them. Obviously you can try to find something amusing to say about the Fed’s 1/4 point rate cut last week, or the bill in congress which would double the capital gains tax exclusion, but that might be very boring or lead to politics, and it’s certainly far less entertaining than talking about my next safe topic: Appliances! After my fridge died last week, we had to do an emergency deep dive into every make, model, feature and cyber deal, so I now know a lot about refrigerators. At a party last weekend, I noticed that our host had the Samsung fridge with the changeable color panels, and casually said, "Isn't that the Samsung with the cool interior water dispenser?" That got me a good 15 minutes on how she feels about this fridge and every other fridge she's owned, and then we moved on to convection cooktops and why they’re kind of intriguing, and others joined in the conversation, and I think we all feel much closer now! And then someone always says they want to buy a house, but they can't find one they're excited about, and you can tell them, "Well according to my Realtor, there are quite a few new properties coming on the market in the new year, so this feels like a great moment to buy", and people will appreciate you giving them something to look forward to.
You can also ask if they've considered the indisputably cool Stahl House which is currently for sale for the first time ever for $25M. Maybe you can find a few friends to go in on it with you. Sound like you're in the know by saying, “Did you see that Case Study House #22 hit the market? I’ll bring you another latke and we can work out a time sharing plan.”
And if you're a guest in a home that isn't quite as fabulous as the Stahl House, try to find something complementary to say about their decor, because discussing appliances may turn out to be the gateway to a beautiful new friendship with people who will invite you again next year, and you can tell them how your fridge is holding up!
